What we see most often in Dubai
The two failures we are called out to most in Dubai are perished gaskets and seized sliding gear. EPDM and neoprene gaskets harden and shrink under sustained UV and 45°C-plus surface temperatures, so the weather seal opens up and you get water tracking inside after the first serious rain, plus a permanent dust path. Separately, fine airborne sand works into sliding-door bottom rollers and grinds the bearing races; owners usually respond by forcing the door, which then distorts the interlock and racks the leaf. Both are far cheaper to correct as planned maintenance than after water has reached the substrate or the panel has to be re-manufactured.
Frequently asked questions
Usually yes. If the frame is sound we take the glass size and specification from the existing unit, order the replacement pane and re-glaze it with new gaskets. Toughened and laminated units are made to order, so allow a few days between survey and installation.
It depends on the application. Partitions and shower screens are normally toughened safety glass, facades and overhead glazing are laminated, and double glazed units are specified where solar gain matters. We confirm the specification in writing before ordering.
Both. A large share of our glass and aluminium work is remedial — resealing joints, replacing perished gaskets, curing water ingress and servicing sliding gear on buildings that are already in use.
