What we see most often in Dubai

The defect we find most often on existing chilled water systems in Dubai is condensation where insulation has been cut and not properly reinstated — typically at pipe supports, valve bodies and flange sets that a later trade opened up for access. Because the pipe runs well below dew point and Dubai’s summer humidity is high, an uninsulated inch of steel will run with water continuously. That water tracks along the pipe, saturates ceiling voids, stains gypsum and eventually corrodes the pipe under the adjacent insulation, which is the expensive part because the damage is hidden. A continuous, sealed vapour barrier matters more here than the insulation thickness itself.
