The pattern we see across Dubai portfolios is that reactive-only maintenance is more expensive than planned maintenance, and the gap widens every year the property is in use. A condensate drain cleared on a routine visit costs almost nothing; the same drain left to block replaces a ceiling, redecorates a room and displaces a tenant. The same is true of perished facade gaskets, scaled water heaters and hot terminations in a distribution board — every one of them is cheap to catch on a schedule and disproportionately expensive as an emergency.
