Fit-out programmes in Dubai slip most often at the ceiling, and almost always for the same reason: services and ceiling grids set out by different parties. Ducts, sprinkler drops, containment and lighting all compete for the same void, and if the coordination is left until the boarding stage you get clashes discovered at the worst possible moment — when the programme has no float left. Resolving the void in advance, and agreeing where access panels go before anything is closed, is the single biggest protection against a fit-out overrunning. It also determines how maintainable the space is for the next ten years, which the client feels long after the programme is forgotten.
